CalculatorOJK tariff rates

What should your villa insurance actually cost?

The rates below come from OJK's published tariff, SEOJK 6/2017 — the same tables every insurer in Indonesia must use. If a quote lands far outside this range, ask why.

Construction
Location (earthquake zone)
Usage
Flood endorsement
Estimated annual premium
Rp 7.3M – 7.8M /yr
Fire & allied perilsRp 1M – 1.1M
EarthquakeRp 4.7M
Flood endorsementRp 1.6M – 1.9M

Earthquake is typically the biggest slice in Bali — here it is more than half your premium. That is the tariff working as intended.

Earthquake deductible is fixed at 2.5% of sum insured per claim — here, Rp 87.5M.No discounts are allowed on the earthquake rate. Ever. It is the law.
Methodology & fine print

Where these numbers come from.

Where the rates come from. Fire and flood rates are from the SEOJK 6/2017 tariff annexes; earthquake rates are the MAIPARK tariff the same circular mandates. Class 2 construction and Zone 3 earthquake figures are marked indicative where the exact public rate varies by insurer filing.
Estimates are indicative. Your final premium comes from the insurer after a survey — occupancy, neighbours, hydrants, and claim history all move the number within (and occasionally outside) the tariff bands.
Insure the rebuild cost, not the land. Land does not burn. Insuring market value overpays; insuring below rebuild cost triggers the average clause — underinsure by 30% and every claim is cut by 30%.
Declare your construction honestly. An alang-alang roof declared as Class 1 concrete is not a discount, it is a denied claim. Undeclared wood or thatch construction is the classic reason Bali villa claims die.
